Last week, on Wednesday 12th July, we teamed up with Ian Quayle from IQ Legal Training for a conveyancing CPD focussing on commercial transactions. We were joined online by over 40 attendees from the commercial conveyancing sector. Helped by Kay Toon, our Key Account Manager, Ian led attendees in a discussion on the latest legislation and contemporary issues in commercial property law. It was a great opportunity to share knowledge and gain a deeper understanding of the problems currently faced by commercial solicitors.

IQ Legal Training offers both virtual and face-to-face training in a variety of specialist legal areas – including commercial conveyancing. Our speaker Ian, a qualified solicitor with over 12 years of experience specialising in property law matters including residential development work, commercial acquisitions, and disposals, has a wealth of knowledge and experience. He has delivered over 1500 property related training courses.

Kay kicked off our time together with an overview of which commercial report is right for your transaction. With a plethora of commercial environmental searches available on the market, it can be hard to know where to start. We often find conveyancers stick to the reports they know, even when new products, that might be better for their transaction, are available. On the surface, they often look the same but not all reports are equal.

Ian covered a range of topics, from scoping the retainer, due diligence, client inspection, restrictive covenants, and the hot topic of the moment; The Building Safety Act. He led attendees in meaningful discussions and shared his unique insight on current issues and case studies with attendees. Ian explained that a vital part of any transaction is for conveyancers to fully understand the objective of what the client wants to achieve. This enables the conveyancer to offer the best service and do their due diligence.

Ian finished our time together with a look at the 2022 Building Safety Act. He took attendees through the implications of the effects of the BSA for conveyancers and clients alike as well as addressing the recent criticism of it.

Overall, our time together was insightful and thought-provoking.
