At Geodesys we are committed to providing excellent customer service and delivering your search reports as quickly and efficiently as possible. Outlined below are some tips on how you can help us to achieve this by providing the appropriate information when you place your order.
Complete addresses
Search requests are often received with the property described as ‘Land and Buildings’ or ‘Land at’, or ‘Unnamed property’. If you require connection details for a specific property, we require the full postal address including the building name and/or number.
Vendor / Occupier name
A vendor’s name is always necessary in order to verify that we are searching against the correct property. If a property is vacant the previous occupier’s name will also help.
Many commercial properties are found under the occupying company’s name as well as the property/unit number.
Why do we need a plan?
A plan is required with each search request in order to verify that the information we provide is for the correct property. This is essential for land only requests, commercial requests, and for new properties (as they may still be known by their plot number). For this type of request an Ordnance Survey plan assists us greatly as it shows existing road names. If the Ordnance Survey plan supplied only shows empty land, please mark the boundary of the property to enable us to accurately answer the questions in the report.
Connection status
Please provide the full address including previous house names and numbers. If you do not know the full address, please provide as much detail as you can. The address Anglian Water holds is shown on the Anglian Water bill for the property.
Section 104’s and Bonds
In order to verify the existence of a Section 104 agreement we need the plot number, site name, and any phase number or area number you may have. The developer’s name is required to confirm if a bond or bond waiver is in place.
A plot number and the developer’s name is still required for small developments or one off self-builds.
Customer Representative
If we cannot confirm the connection status of the property from the information provided, it will be necessary to schedule a visit from a customer representative. The name and contact number of the key holder will be required to arrange an appointment. This process will usually take a minimum of 3 weeks.
