We are pleased to announce that from 9 August we are introducing our Search Alert tool to the Geodesys website. Search Alert highlights known conveyancing risks when ordering searches for a particular residential property. If potential risks are identified Search Alert suggests additional reports which may be helpful in assessing the extent of the risk and any impact on the property transaction.
Which risks are covered?
Search Alert currently identifies eleven areas of risk. These are flood, coal, radon, limestone, ball clay, Cheshire brine, brine extraction, High Speed 2, subsidence, energy exploration and windfarms.
How the tool works
Any known potential risks are highlighted in a table on the left hand side of the ordering page with the appropriate search highlighted within the usual list of packages and products. You can get further details on the risk(s) by clicking in the table or on the exclamation icon next to the relevant search. Please note that if you are ordering a package, the recommended search will be highlighted in both the package list and the product list.
A final note
In order for Search Alert to work on the site you need to ensure you provide name/number, town and postcode when giving property details (an easy way to do this is to use the “Find Address” link below the address fields).
We know that you will find Search Alert invaluable as it enables you to provide your clients with the right information at an early stage in the transaction process. This allows them to understand any issues which may affect their enjoyment of the property and enables them to take appropriate steps to safeguard their investment.
