'Land at' Search Policy

Submitting a search as a 'land at' search can cause problems for us and delays to the turnaround time of your search.

A ‘land at’ address searches only the land, and not any buildings situated on the land. Our policy below details how we handle these types of searches.

Residential searches

Any Residential search submitted as land at/adjacent to land etc. will be queried with the customer by our Customer Services team.

If it is clear that you have ordered a Residential CON29DW search against large areas of development land, or areas of land which appear to be for commercial use, then we will send a 'commercial upgrade' email seeking clarity and confirmation.

If the search looks like a single land plot then we will email to suggest that you submit a plot address before we are able to proceed.

If there is any ambiguity regarding what it is you require, then we will engage with you to seek clarity.

Commercial searches

Where a search comes in with land at/adjacent/to the rear of etc. we will first check to see if there is a connection within the boundary area. If we have found connections we will ask you if you want us to proceed on the property with an amended address.

Where the property is clearly a field or development site we will simply provide land or plot responses.

If you have asked for a 'land and buildings at', then we will look for connection information. If we are unsuccessful then we will send a 'land or connections' email asking you to provide an address or advise if you simply want a land/plot search.
