Focus on the fundamentals first
There is a lot to understand when you are starting out in conveyancing, from the key stages of a transaction to the searches, enquiries and deadlines that help move matters forward. For newly qualified solicitors, it can feel overwhelming to know where to focus first. The important thing is to build a strong understanding of the fundamentals: the conveyancing process from instruction to completion, recognising what can cause delays, and knowing when and how to escalate issues. The detail and complexity of individual searches can be developed over time. The most successful conveyancers are not necessarily the ones who know everything from day one, but those who know where to find the right answers and when to ask the right questions.
Learn the story behind each transaction
Whilst on the surface many transactions may look the same, it is important not to treat them the same until have a full understanding of it. Ask yourself, what is my client trying to achieve? Could there be environmental concerns? Are there drainage and water related issues? Asking these questions at the start of a transaction, and gathering as much information as possible will really help. This applies to both residential and commercial transactions and is key to ensuring you are doing your due diligence. For example, if the client is buying the property for the view, ordering a combined environmental search which covers planning is crucial. The last thing they will want is a wind farm being built in the fields overlooking the garden.
Don’t treat searches like a tick box exercise
Searches are not just about confirming whether an issue is present; they help conveyancers understand what the result means in the context of a specific transaction, how it could affect the client, and what action may be needed next. Whether a report highlights flood risk, contaminated land, water infrastructure, public sewer locations or the need to consider building-over agreements, it is important to read beyond the headline result and recognise when further investigation. Additional enquiries or specialist advice may be required. By developing confidence in interpreting search findings and acting on the risks identified, newly qualified solicitors can provide clearer, more informed advice from the very start of their conveyancing career.
Build confidence in client relationships
It is easy to become focused on the conveyancing process itself, but it is important to remember the client behind every transaction. Buying a property is a significant milestone at any stage of life. Whether your client is a first-time buyer, purchasing their forever home, or investing in commercial premises for a new business, the process can feel daunting and overwhelming. Clear, regular and sympathetic communication can make a real difference, helping to build trust, strengthen the client relationship and make the experience smoother for everyone involved. Avoid legal jargon where possible, explain next steps clearly, and set realistic expectations around timings, potential delays and what may be required along the way.
